Guest House

A guest house is a building on a working holding that paying visitors sleep in. Letting overnight space to travellers is a recognised way for a farm to earn from something other than what it grows, and the income is not priced by the weather or by what a crop fetched that year.

Most are not built as guest houses. The usual route is the small dwelling a household lives in while the main house goes up; once that is occupied, the temporary building is finished properly and let. The conversion is finish work rather than new building, but water and wastewater must then meet the standard expected of a house rather than of a field shelter, and the licensing is wide - a business licence, a change-of-use building permit, fire, health, zoning, accessibility and wastewater approvals, room and sales taxes, and a separate licence to serve alcohol. Capacity moves it between legal classes: one jurisdiction treats three or more let rooms, or cooking for guests, as a lodging business, while one or two rooms with no meals falls under lighter short-term rental rules. The threshold varies by place; the pattern does not.

What usually breaks the enterprise is labour rather than building. One person becomes housekeeper, host and maintenance at once, and the real test is whether there is time left to run everything else on the holding; upkeep is cleaning between stays plus licences and insurance renewed on their own cycles. Guests need a route a vehicle can reach, and they come for the farm rather than the room: the walking, the animals and the food are what is being sold. Statutes that shield a farm from claims over its ordinary risks often exclude injuries during an overnight stay, so insurance bought specifically for overnight guests carries what the statute does not. A building sited where it was convenient during construction often faces the wrong way for somebody paying to wake up in it.
